Project Information

Initially a straight prior notification to convert from B1 office to C3 dwelling, it was agreed that the building looked squat in its surroundings. Dot architecture designed three additional storeys, to increase the viability of the site by almost 100% but also enabled a comprehensive refurbishment of a building that is exciting, but in need of some TLC. Also, part of the development was for the interior design team to look and design the lobby and communal spaces.

Cotton Exchange, Bournemouth

Project Information

Dot were approached to redevelopment this site after numerous failed applications and solutions from other practices. Our approach was far more sympathetic to what had been previously suggested, keep the main building and convert – this was made possible by removing the central core to the building. This helped create an internal courtyard with which all the first-floor flats could share. The development was used as the central point to the regeneration of Boscombe, with the Police Station and community centre taking the commercial elements.

Lady Wimborne Cottage, Poole

Project Information

Renovation and Extension to Locally Listed Dwelling

This project required some sensitive designs to compliment the locally listed ‘Lady Wimborne’ style cottage. The existing building was in very poor condition with subsidence so a full internal remodel was needed to get the building up to standard. The houses were small, the need to extend was obvious for modern living. Due to constraints of the conservation team, the existing walls to the rear of the property were retained and formed part of the new contemporary addition. Aluminium for windows and fascia enable a nice juxtaposition between old and new.

Manor Farm, Fovant

Project Information

A previous client, their barns had become redundant and as such they were looking at alternative options for the site. We put together several feasibilities, but it ended up being a conversion into amazing residential units – taking advantage of the existing buildings, whilst creating exciting large open plan spaces internally. Conservation were heavily involved to ensure that the design was one sympathetic to the main structures.

Midland Hotel, Bournemouth

Project Information

The Midland Hotel was a failing hotel due to its condition and location. We carried out a full survey of the building and managed to create enough flats from the space to enable a viable conversion. A small extension was added to the rear to increase the onsite provision with two small houses. The 80s extension was rendered to create a better relationship to the main building.

River Barn, Throop, Bournemouth

Project Information

The owners of this lovely Listed Barn wanted to have a complimentary extension to house Utility space and enable a more open plan living space internally. Our proposal was to follow the vernacular of local barns and design an addition that was completely black in its form. The use of this material is very much in keeping with the local area, but the form was far more contemporary. It makes for a really exciting juxtaposition of old and new, that also is sympathetic to the main dwelling.
